A developer from outside the area came to the board requesting a Commercial 3 rezoning on Van Dyke near 34 Mile. Bruce Township has never had C3, as this allows anything possible without restrictions. For example, an adult bookstore would be permitted under C3. Or we could get industrial or a Super Walmart. Listen from the 1:25:00 mark to about 1:31:00 mark, and you will hear the Supervisor and the Treasurer encouraging commercial development of the Van Dyke Corridor from 34 to 38 Mile. The people of Bruce overwhelmingly oppose this commercialization, and the current Bruce Township administration does not listen to the voices of the people.
- 55:25 to 1:21:00 An outside developer speaks to the board requesting a a residential property on Van Dyke and 34 Mile to be rezoned to C3 with a 3 level zone change.
- 1:21:00 to 1:31:00 After hearing the developer speak, the Supervisor and Treasurer discuss opening the Master Plan to look at the zoning on VanDyke North of 34 Mile.
- 1:25:00 Supervisor makes the claim that this area is already all commercial and there aren’t any residential homes. Treasurer seconds that this should all be looked at for rezoning to commercial.
- Important to note that there are in fact homes along VanDyke and many of the businesses that he speaks of are home based businesses that have been around longer than the zoning. Agriculture is not commercial. The facts are intentionally misrepresented.
My Opinion:
It appears the Supervisor and Treasurer were prepared ahead of time to encourage commercialization right after the developer spoke requesting an unprecedented commercial rezoning. They ignored current processes when responding to the developer’s C3 request. C3 zoning is intentionally not in our Master Plan. Request should have been denied and not sent back to the Planning Commission.
What happened to the Supervisor’s campaign promise to listen to the voice of the people?
